Ayala Land’s 30 Billion Project in BGC Taguig City is all over the news

Standard

Jun 29, 2012 (The Manila Times – McClatchy-Tribune Information Services via COMTEX) — Philippine real-estate giant Ayala Land Inc. (ALI) launched its P30-billion investment in Bonifacio High Street in Global City, which includes the new Shangri-La Hotel, new Philippine Stock Exchange (PSE) building and a high-rise residential development called "The Suites."

The P30-billion worth

Bonifacio High Street, a joint project of Ayala Land, Evergreen Holdings, and Fort Bonifacio Development Corp. The Suites has a development cost of P9.9 billion and the new PSE building will cost P3 billion to P4 billion.

ALI President Antonino Aquino said that the Philippine economy has never been progressive and this is a good sign to start large projects.

"Ayala Land’s aggressiveness

Philippines’ good economy, which outshined the crisis all over the world," he said

ALI’s discussion with PSE has also progressed well, Aquino added. The real estate company believes that the PSE’s decision to move to Global City, which is located in Taguig City, was probably driven by the good trend of the economy during the past few weeks.

ALI estimates the PSE building will be finished in late 2016, or early 2017.

Ayala Land Inc. yesterday said that its newest high-end project “The Suites” is 99 percent sold in just four days after unveiling.

The Suites is touted to be “the address” in Bonifacio Global City.

Seibu Tower BGC Taguig City

Standard

Philippines – Metro Manila, Philippines has an excellent gross rental yield of 8.62percent per annum (total yearly gross rent divided by the house price and expressed as a percentage), putting it above of most of the metropolitan cities in Asia. It is no wonder that rental management is a thriving industry. For some rental management companies, the next move is to go into development, provided the right factors are in place. Such was the case for founders of GFL Metro Communities. “We were offered the opportunity by Manila Bank to purchase a 1,600 square meter lot in Bonifacio Global City. Foreseeing the potential expansion of this prime area Golden Forum Land proceeded with the transaction and conceptualized Seibu Tower,”shares Harvard Yu, GFL Metro Communities’ president.

Golden Forum Land (GFL) Metro Communities Inc. has been developing real estate for almost a decade. Its landmark project, the Seibu Tower, is a premium 28-storey building along millionaire’s row — that strip occupied by high-end condominiums in Bonifacio Global City— is testament to GFL Metro Communities’ vision of giving clients quality, well thought of living spaces that emphasize innovation and leisure, at value for money prices.

So what makes the company tick?

Ayala Land unveils P30B urban hub project in Taguig

Standard

MANILA, Philippines—Ayala Land Inc. on Thursday unveiled a P30-billion premium mixed-use urban hub envisioned to be the nucleus of the Bonifacio Global City (BGC) in Taguig, which is touted as the twin central business district of Makati.

This development, called One Bonifacio High Street, is a three-hectare block that will seamlessly integrate a triple-A graded office building that will be home to the Philippine Stock Exchange, a premium lifestyle center, the five-star Shangril-la Hotel and an upscale all-suite residential tower, ALI president Antonino Aquino said in a briefing.

The premium block is seen grabbing the lion’s share of the investments from ALI and several BGC locators. These will include Ayala Land Premier’s P9.9-billion 63-tower residential development called “The Suites”—ALI’s most expensive but the best-selling residential project in nearly two decades.

Initially introduced during a priority selling event earlier this week, only three units out of 298 are left for sale, Ayala Land Premier group head Jose Juan Jugo said. This was the fastest take-up seen by the group in recent history, he said.

Jugo said residential units in the tower would be sold for an average of P188,000 per square meter, much higher than any other residential project launched by Ayala in BGC and Makati. The units are selling for P25 million to P149 million. They will be turned over to buyers in 2018.
